Before the Big Day

Inspections

We’re big believers in performing “seller inspections” prior to going on market. The savings and negotiating power can often exceed the cost. They head-off surprises during the buyer’s inspection period, and help us with any possible buyer/seller negotiations. Think of it this way - a $400 home inspection could possibly save you from a buyer trying to negotiate for $5K! Seller inspections also help you complete your disclosures accurately, and that’s a good thing.

Disclosures

While we can’t complete these for you, we’ll make sure you understand the questions, and ensure that they’re answered completely and clearly. Our goal with proper disclosures is to keep your interests protected during escrow, and after you’ve sold. We’ll complete disclosures before we’re on the market, so that we’re prepared when a buyer makes an offer. Time is of the essence in real estate. We’re here to make it easy for you.    

Photos/3D Virtual Tour

As the saying goes, a picture is worth a thousand words. We hire creative, professional photographers for all our listings. Over 90% of buyers begin their home search online. Because of this, quality imagery is more important than ever. We’re onsite for every photo shoot to ensure no detail is overlooked, like making sure the towels are hanging just right, and that fresh flowers are arranged perfectly. Let’s make an excellent first impression. In addition, when appropriate to the property, we incorporate 3D virtual tours to provide buyers a better “picture” of the flow of the home.

Marketing Copy

Each home is unique and has a story to tell. We accentuate the positives, but are always truthful. Like beautiful photos, a good story helps lead buyers into your home. We pride ourselves in writing creative, enticing stories that encourage buyers to come and take a look in person.

Day 2

  • Broker Caravan. Treats served to visiting agents

  • Caravan date/time published online

  • Open house signs placed before event

Day 5

  • First Open House (Saturday and/or Sunday)

  • Open house signs placed the morning of open house

  • Open house advertised online

  • Continued targeted Facebook advertising

Day 12

  • Second open house weekend

  • Repeat marketing from first weekend’s open house

Day 13 + (when applicable)

Continued online marketing, obtain feedback from buyer’s agents who have shown or previewed your home, any future open houses scheduled and advertised accordingly. Ensure the house and gardens are kept looking fresh and clean.

Staging

Good staging helps buyers imagine themselves living in your home and creates an emotional connection. In fact, 49% of buyer’s agents stated that a staged home increases the dollar amount of their buyer’s offers. Staged homes also sell faster than unstaged homes, saving you both money and time. Who doesn’t like that?
