Five Low Density Condo Communities in Palm Springs

Palm Springs is famous for its low-slung mid century modern architecture. While not well-known, it’s also somewhat unique for the number of single story, verdant condo communities. While almost all the “older” condo developments are much less dense than those built in recent years, a few stand out for their especially spacious grounds and low density design. If you’re looking for the conveniences of condo living, but appreciate the additional space, in and out, these five communities are worth taking a closer look at to see what sets them apart.

Mesquite Canyon Estates

Mesquite Canyon Estates condos are roomy and “house-like” with two spacious bedrooms, plus a den with fireplace. Units have one of three different roof lines; all provide beautiful natural light through clerestory windows. Most units have two baths, but some have three. All have two-car garages, and laundry. The large kitchens have a “breakfast area” off the front patio that some homeowners use as a home office. There are just 40 units on seventeen landscaped acres. Additionally, the community is adjacent to the Tahquitz Creek Golf course for an added sense of open space. Mesquite Canyon Estates condos were built in 1978, and the designs were heavily influenced by Palmer and Kreisel.

Sunrise East:

Sunrise East Condos are sited on 40 acres of treed and verdant grounds, an oasis in the desert. With 130 homes total, there are two floor plans in the community. The 3 bed, 2 bath units have approximately 1,944 square feet of interior space, and as originally built, have an interior atrium. Many, however, have been enclosed and converted to interior living space. The 2 bed, 2 bath units are roughly 1,518 square feet, and do not have atriums. All condos have an attached two-car garage and laundry. Sunrise East condos were built in 1973.

Seven Lakes Golf & Country Club

Seven Lakes is a special Mid century modern country club community in Palm Springs. The condo homes are sited on 95 acres with golf course and clubhouse. Most condo homes are single level, though there is a small section with two-level homes. Seven Lakes Country Club is a gated/guarded community in a great location in south Palm Springs. Seven Lakes Country Club condos were built in the mid-to-late 1960s, with a few built in the early 1970s.

Canyon Estates

Canyon Estates is an early 1970s development designed by architect Charles DuBois, AIA. The condo homes share only one wall and offer clerestory windows and walls of glass in more than ample square footage. Amenities include golf, tennis, and clubhouse on approximately 59 acres of un-gated land. There are 254 condo homes. Canyon Estates condos were built in 1971-1974.

Canyon Vista Estates & Via Isla

Canyon Vista estates are as large, or larger than many single-family homes, with almost 2,700 square feet of living space. The open living/dining area has ample glass and clerestory windows. A wet bar, as originally built, anchors the space. A den with fireplace is a cozy spot for watching TV. Like Mesquite Canyon Estates and Canyon Estates, the kitchen is spacious with a breakfast area that is often best utilized today as a home office. Canyon Vista Estates and Via Isla sit on seven open acres with 26 units total. Canyon Vista Estates condos were built in 1976, Via Isla in 1979.
